In all of my appraisals I show how I arrived at a true Market Value and show what most appraisers leave out of their appraisals.
- Absorption Rates, the number of sales within a given time period in the subject’s market area.
- (DOM) Days On Market, which is the exposure rates for all comparables.
- A Full FMLS and/or MLS CMA report, with All Sold, Pending, Actives, Withdrawn & Expired comparables.
- All properties ATRE did not use on a location map. (Appraisers never show you what they left out of the report).
- A location map for all comparable Listings, Under Contract, Withdrawn & Expired.
- Photos of the properties on the left, right, behind & across the street.
- The Cost approach with the cost breakdown.
There are many other market facts like; Inventory Counts & Median %’s of the Original List Price, which ATRE puts in its appraisals that severely affect market value, which most appraisers leave out. ATRE will not only give you true market, but show you how we came to that value. I have been appraising for over a decade and have reviewed many appraisals with good market values, but they hardly ever show you what they left out, which can assist you in making a more informed decision.
